Conveyancing Information for Buyers

The transfer of property ownership from seller to buyer is commonly referred to as "Conveyancing".  The purchase of your property is often the most important financial transaction you will make during your lifetime, so it is important that your interests are protected.  Just as each property is different, so is each transfer of property ownership.  No standard contract can deal with your individual circumstances.

It is our role to safeguard your interest throughout the Conveyancing process.  From your first decision to purchase a property right through to completion, it is important that you consult us at each stage and keep us aware of all changes to your circumstances.  Importantly, do not sign any contact without first seeking our advice.

Conveyancing involves a number of processes, some quite complex.  They include:

  • Obtaining finance
  • The Contract
  • Payment of deposit
  • Title check
  • Planning and other checks
  • Insurance
  • Settlement
  • Post Settlement

A number of questions commonly arise.  They include:

  1. How do I know when my finance has been approved?
  2. At what point does the contract of sale become legally binding?
  3. When do I need to pay the deposit?
  4. What happens to the deposit monies once paid?
  5. Is it important to check the title boundaries?
  6. Should I organise insurance for the property I have purchased?
  7. When will my financier provide the money to pay for the property?
  8. How do I organise payment for the property?
  9. Do I have to do anything to help you arrange the settlement?
  10. Am I entitled to a pre-settlement property inspection?
  11. Is there anything I need to do after settlement has taken place?
  12. How do I obtain access to the property?
  13. Who has custody of the title to the property?
